❓ FAQ — Booking and stay
What is the holiday rental insurance certificate?
It’s a certificate provided by your home insurance provider covering at least fire and water damage for the duration of your stay. It must state your first and last name, the apartment address (Résidence Santa Lucia, T10, 20230 Santa Lucia Di Moriani) and the exact dates of the stay. This certificate is mainly intended for residents in France and is usually included in French home insurance — ask your home insurance provider for the document.
I live outside France — how can I book?
If you cannot obtain the insurance certificate, we recommend booking via Airbnb for simplicity.
How much is the deposit and when is the balance due?
Deposit: 35% of the rent (e.g. €207.15 for 1 week), paid by bank transfer to secure the dates. Balance: 65% (e.g. €384.71), due no later than the day of arrival. Cheques are not accepted for new guests.
When and how is the tourist tax paid?
During high season, the tourist tax is €1.16 per person per night. Payable by bank transfer or in cash at check‑in.
Can I change my dates after booking?
Of course. If your new dates are available, we update your booking free of charge. Write to locasldm+reservation@ik.me and we’ll quickly hold the new dates.
What is your cancellation policy (direct vs via Airbnb)?
Via Airbnb: according to the policy shown on our listing (managed by Airbnb). Direct: moderate policy detailed in the contract. Contact us — we always look for the fairest solution.
Maximum occupancy and visitors allowed?
The apartment comfortably hosts 4 guests. Occasional visits are fine as long as the residence remains quiet — please inform us for any exceptional visit.
Do you offer long stays off‑season?
Yes, ideal off‑season. Advantageous monthly rate (see Prices) and flexible dates. Tell us your needs at locasldm+reservation@ik.me.
Which payment methods do you accept?
Bank transfer (preferred). Cheques are not accepted for new guests. Cash at check‑in for the tourist tax if needed. A receipt can be provided on request.
Security deposit — when and how is it returned?
Security deposit: €550 (bank transfer). Quick refund after the check‑out inspection if everything is in good order — generally within 48–72 h .
Are there any additional fees?
Tourist tax: €1.16 per person per night (paid to the municipality). Cleaning / linen: optional. Everything is clearly detailed before confirmation.
What are check‑in and check‑out times?
Check‑in in the afternoon (usually from 4:00 pm) and check‑out in the morning (usually by 10:00 am). Flexible depending on your travel times — tell us your arrival time and we’ll adapt when possible.
Late arrival possible? Key handover?
Keys are handed over in person for technical reasons (residence gate). We remain flexible for late arrivals when necessary — please inform us in advance so we can organize your arrival.
How does the check‑in/out inspection work?
Simple and quick: on arrival we check the essentials; on departure, we adapt to your schedule.
Are bed linen and towels provided?
Linen optional on request. We can prepare the beds before your arrival so you can start your holiday smoothly.
Is the Wi‑Fi suitable for remote work?
The apartment has no Wi‑Fi, but 4G/5G reception is excellent, which makes phone tethering easy.
Air conditioning / heating?
No air conditioning. A tower fan is provided. Heating available if needed.
Is the kitchen well equipped?
A real‑meal kitchen: hob, oven, fridge, coffee maker, utensils. Any specific need? Let us know.
Baby equipment available?
We don’t provide baby equipment (travel cot, high chair, etc.). Please bring your own.
Pets allowed? Smoking allowed?
Pets are accepted on request, case by case. Please indicate the species, size/weight and age in your request; if compatible with the residence, we’ll be happy to confirm. Pets must be calm, clean and not left alone for long hours. A cleaning fee and/or an adjustment of the security deposit may apply. No smoking indoors; please respect the residence.
Parties / events allowed?
No, to preserve the calm environment. The setting is perfect for a relaxing stay with family or friends.
Waste sorting and end‑of‑stay cleaning?
Municipal sorting guidelines are provided. Please leave the apartment clean; an end‑of‑stay cleaning option is available if you prefer.
Parking and access?
Parking is easy in the residence car park.
Distance to beach and shops?
Beach at 3 minutes on foot. Shops, restaurants and market at 5/10 minutes — everything is easy to reach.
Residence pool — opening period?
Yes. Generally open from June to September, depending on the year and residence policy.

- the explicit mention of the apartment with its postal address (Résidence Santa Lucia, T10, 20230 Santa Lucia Di Moriani) and the dates of stay.
- Pay a deposit = 35% of the rent (e.g. €207.15 for 1 week) by bank transfer to hold the dates. Until the deposit is received, the booking is not confirmed.
